Rules for Dogs

Wildflower Homeowners,
It has been brought to the attention of the board and management that there are several homeowners that are not in compliance with the CCR’s in regards to their dogs being under their control within the boundaries of Wildflower. We are requesting that all homeowners, guests of the homeowners and renters be compliant with this section 10.18 Animals of the CCR’s. If this continues to be an issue, we will have to implement a fee structure for noncompliance.
We also ask that you pick up all pet waste and we do provide bags in several areas onsite for this.
10.18 Animals.
(a) No animals, livestock, or poultry shall be kept in any residence except that domestic dogs, cats, fish, and birds confined to enclosed cages may be kept as pets within any residence provided that they are not kept, bred, or raised therein for commercial purposes or in unreasonable quantities. As used in this Declaration, "unreasonable quantities" shall be deemed to limit the number of dogs, cats, and birds to two (2) each. The Association shall have the right to prohibit maintenance of any animal which constitutes, in the opinion of the management of the Property, a nuisance to any other Unit Owner. Dogs and cats belonging to Unit Owners, occupants or their licensees or invitees within the Property must be either kept within an enclosure, an enclosed patio or porch, tethered with a reasonably long tether, on a leash held by a person, or in some other manner under the direct control of a person who is present and controlling the animal. Enclosures shall be subject to the approval of the Board of Directors of the Association. Should any dog or cat belonging to a Unit Owner be found unattended, such animal may be removed by the Board, or a person designated by them to do so, to an animal shelter under the jurisdiction of the local municipality in which the property is situated and subject to the laws and rules governing said animal shelter. Furthermore, any Unit Owner shall be absolutely liable to each and all remaining Owners, their families, guests, and invitees for any damage to person or property caused by any pets brought or kept upon the Property by an Owner of by members of his family, guests, licensees, or invitees. Owners shall immediately clean up the Common Area after their animal.
(b) No Unit Owner shall be allowed to lease or rent to anyone, or allow any Unit to be used by anyone, for a period in excess of thirty (30) consecutive days, who keeps domestic dogs, cats, fish, or birds. This regulation must be included in any lease or rental agreement, including a notice to the lessee or tenant that violation of this regulation shall be deemed a reasonable and good cause for termination of such lease or rental agreement.
